The Role

Exciting opportunity to work for an entrepreneurial investment boutique who due to growth of its business and additional capital from investors are seeking to recruit an experienced Asset Manager.

Working across a mixed portfolio within a UK platform – sustainability and environmental impact are at the forefront of their approach.   The Asset Manager will work on deals throughout their lifecycle from helping develop management strategies for new acquisitions, value creation initiatives during the hold period, and sales processes and contribute effective technical support to the overall property management for our portfolio of value-add and development assets. 

The role and responsibilities:

• Directly implement asset management initiatives on existing portfolio, including high profile refurbishment and development projects, liaising with external consultants and internal team

• Work closely with property managers and external agents to ensure 5-star customer service to tenants, and provide expert analysis and direction for business plans, budgets, leases 

• Drive letting campaigns in accordance with business plans

• Ensure all works are carried out in line with the terms of the contract, to the required standard, meet agreed timescales and is within the agreed budget

• Be the point person for all tenants, and drive discussions on leasing, re-gears, licences, etc

• Design business plans and propose objectives for each property; be responsible for achieving them

• Focus at all times on the company’s core values and vision which blends sustainability, social impact, community, design, technology, the built environment to drive higher investment returns

• Be the point person for all tenants, and drive discussions on leasing, re-gears, licences, etc

• Design business plans and propose objectives for each property; be responsible for achieving them

• Assist in the preparation and approval process of property operating budgets

• Identify and establish new opportunities in line with strategic asset management plans

• Prepare periodic asset management reports for internal and investor use, including financial analysis, market studies and industry standard reporting 

• Undertake regular reviews and detailed analysis of assets against plan, including hold/sell reviews

• Assist in due diligence and underwriting, analysing due diligence outputs in order to contribute to investment decisions on acquisitions and disposals 

• Ability to work autonomously when needed, as well as together with investment managers

Skills and Experience:

• Degree or Masters in Real Estate or equivalent 

• MRICS qualified

• Minimum five years’ experience in a similar role covering commercial offices, retail, residential with a leading property firm, consultancy or fund 

• Experienced lease negotiator, familiar with rent review and lease renewal negotiations (including dilapidations) as well as lease re-gears and identifying value-add opportunities 

• An interest in sustainability and the built environment

• Strong analytical acumen
