Shopping Centre Property Manager - AD/Director



The Role

Client lead required for a global fund manager with a large retail portfolio, including some well known and very popular shopping centre assets. They are looking for a MRICS Commercial Property Manager at either AD or aspiring Director level. This role is both a strategic and operational role, taking a lead on all property management activity in one of the UK’s biggest Shopping Centres, as well as providing additional support on a number of other assets. 

Responsibilities include:


  • Assist the client and lead the on site and finance teams with the preparation and on-going monitoring and reporting of NOI
  • Take overall responsibility for managing both the internal and site teams to produce the quarterly NOI and client reports, all within set KPI’s
  • Responsibility for the accurate forecasting, management, reporting and billing of all turnover rents.
  • Responsibility for the setting of Commercialisation budgets and all aspects of the management of the Commercialisation team including budget monitoring, reporting, approval of lettings, documentation of lettings and regular client reporting.
  • Responsibility for the setting and monitoring of Car Park Income budget.
  • Responsibility for the preparation, processing and issuing of service charge budgets and reconciliations within client KPI’s and RICS guidelines. Monitor actual v budget costs through the year and liaise with finance colleagues to ensure funds are available. Deal with all service charge queries from tenants. Maintain Service charge apportionment schedule and advise client on any appropriate alterations.


  • RICS Qualified with a minimum of 5 years work experience in the UK market, with excellent experience looking after shopping centre or high street retail assets
  • Good commercial acumen
  • Constantly updating knowledge of legislation and other current issues relating to retail property management in order to advise clients and support the Retail Asset Management Team.
  • Able to build and maintain relationships with clients, occupiers and all other stakeholders
  • Understand and grow knowledge of the clients’ investment objectives
  • Be able to recognise opportunities for selling additional services to clients, including cross-selling
  • Understand the principles of lease structure and be able to read and understand a lease
  • Be able to apply legal principles of tenant applications for consent and the processes to be followed
  • Able to actively lead on marketing strategy and implementation.
