The Role

Head of Portfolio Management, UK & Europe

Joining one of the largest real estate investment management businesses globally.

Job Responsibilities

  • Oversee and manage a team, who are initially responsible for the UK & Germany portfolio of assets with expectations to expand footprint and further investments into other Eurozone economies.
  • Hands on management of the team to provide high quality property and asset management service and maintain a good grasp of the risks and opportunities across the portfolios.
  • Develop and implement asset plans and strategies mainly for the UK & German markets and other core economies to maximize operations. This includes:
  • Maintaining close network of business contacts with the relevant market players, consultants, investors and working closely with third party property managers etc.
  • Acting as the owner’s representative
  • Preparing budget and business plan for the assets
  • Monitoring and anlaysing properties’ performance and performance indicators
  • Reporting asset performance to the Board/Management
  • Monitor and study market trends and its impact on asset performance
  • Drive, review and analyze the merits of all leasing activities including renewal and make recommendations to Management
  • Assist in the due diligence for acquisition of any new commercial real estate assets or other duties as directed by Management
  • Any other investment & asset management related works such as ad hoc corporate reporting, co-ordination on corporate initiatives, etc.
  • The ability to provide clear portfolio or asset levels strategies, managing risk of the respective REITs
  • Manage, streamline and delivery reporting
  • Management on key consultants; property managers, insurers, valuers etc.
  • Responsible for managing the annual valuation securing the highest value for the portfolio and reducing any impairments.
  • Oversee data and file management compliant with the internal and external audit
  • Ensure work is delivered in line with the REITs approval process.
  • Develop and maintain a good rapport within internal stakeholders.
  • Oversee compliance of asset portfolio and team processes.
  • Experience of overseeing and delivering Capex and repositioning projects to time and on budget.

Technical Skills & Qualifications

  • 15+ years institutional real estate experience with prior senior leadership responsibilities of multiple assets
  •  Successful track record in asset management
  •  Deep operational knowledge of commercial and residential real estate assets, logistics would be a plus
  •  Extensive knowledge of society-wide governance requirements impacting real estate
  •  Familiarity working with both internal stakeholders and external service providers
  • Capex experience in repositioning & renovations
  • Understanding on the return requirements & metrics
  • Understanding of business data collection and quality requirements
  • Good undergraduate degree from reputable University

Experience in reporting to C-Suite and External shareholders

Commercial experience (such as business parks, offices and industrial) and strategically astute

Qualified to degree level in relevant subject

MRICS and/or a property related degree qualification

Leading teams of multi-disciplinary nature

Negotiation skills

L&T experience
